Terms of Service

These terms govern your use of The Hub (“the Hub”), a market-intelligence platform for Abu Dhabi real-estate professionals operated by Knownable (“we”, “us”). By signing in you agree to them. If you do not agree, do not use the Hub.
1. Closed beta
The Hub is in a closed beta. Access is by invitation, may be limited, suspended, or withdrawn at our discretion, and features may change, break, or be removed without notice. The service is provided “as is” and “as available”, without warranties of any kind during the beta period.
2. Accounts and access
Sign-in is by one-time email codes. You are responsible for the security of your email mailbox and for all activity under your account. Accounts are personal: do not share sign-in codes or let others operate the Hub as you. We may suspend or revoke access for misuse, non-payment of any agreed fees, or risk to the platform or its data sources.
3. Data and accuracy
Market figures in the Hub are derived from data published by the Abu Dhabi Real Estate Centre (ADREC) and other public or licensed sources, refreshed periodically. Figures are indicative and provided for professional reference only. They are not valuations, financial advice, or a substitute for verification against the official registry. Always verify with the source before transacting. Documents you generate (PDFs, snapshots, shared reports) carry your own professional identity — you are responsible for what you present to your clients.
4. Acceptable use
You agree not to: scrape, bulk-export, or resell the underlying datasets; misrepresent generated documents as official ADREC records; probe, bypass, or overload the platform’s security or rate limits; or upload unlawful, infringing, or misleading content to community and sharing features. We may remove content and terminate access for violations.
5. Intellectual property
The Hub, its design, software, and compiled datasets remain our property or that of our licensors. Content you create (client briefs, notes, profiles) remains yours; you grant us the licence needed to store, process, and display it to you and to anyone you deliberately share it with.
6. Liability
To the maximum extent permitted by law, we are not liable for indirect or consequential losses, lost profits, or losses arising from reliance on indicative market figures or from beta-stage unavailability or defects. Nothing in these terms excludes liability that cannot be excluded under applicable UAE law.
7. Governing law
These terms are governed by the laws of the United Arab Emirates as applied in the Emirate of Abu Dhabi, and disputes are subject to the exclusive jurisdiction of the Abu Dhabi courts.
8. Changes
We may update these terms as the beta evolves. Material changes will be flagged in-product; continued use after a change is acceptance of the updated terms.
